Open Question: Notice to vacate for non-payment of rent!?

I live in Dallas county, Dallas, Texas. I live at these apartment homes as a renter since January 2010. I have always paid my rent on time except this month I still haven't paid it and will not be able to pay it until two weeks pass. (I have changed my job) Yesterday was the 4th of September and this lady from the leasing office handed my wife a document with the following context: NOTICE TO VACATE FOR NON-PAYMENT OF RENT Dear Residents, Because you have not paid rent due under the lease on your dwelling unit, you rights of occupancy and possession are hereby terminated under the provisions of your lease. You are liable for rent and other charges you may owe under the TAA Lease Contract. The unpaid sums due are described as follows: Rent: $905.00 Demand for possession is hereby made. You are hereby given notice to vacate the dwelling on or before midnight, the 6 day of september 2010, which is at least one day from the delivery of this notice as noted below (four days if the notice was mailed) Your failure to move out then will result in appropriate legal action by us before the Justice of the Peace. Delay or postponement of such action does not waive our rights. This notice to vacate is unconditional; however, if you with to discuss possible reinstatement of your right to continue living in the dwelling, please contact us. Right.... So Im going to be kicked out of this apartment. I checked my lease and the only section where it says something about payments and late rent reads the following context; Clause 6. RENT AND CHARGES. You will pay $ 905.00 per month for the rent, in advance and without demand at the on-site manager's office. Otherwise, you much pay your rent on or before the 1st day of each month (due date) with no grace period. Cash is unacceptable without our prior written permission. You much not withhold or offset rent unless authorized by statute. We may, at our option, require at any time that you pay all rent on or before the 3rd day of the month and we haven't given notice to vacate for the current month before that day. You'll pay an initial late charge of $ 50.00 plus a daily late charge of $ 5.00 per day after that date until paid in full. Daily late charges will not exceed 15 days for any single month's rent. We will not impose late charges until at least the third day of the month. You'll also pay charge of $ 35.00 for each returned check or regected. This is where it ends regarding this matter. My question is; Am I being asked to vacate on the 6th? can they make me by law? What if I pay my rent after 15 days as in clause 6? What is the state law concerning this matter? Any tips and/or advice is highly appreciated. I thank you very much in advance.  more

I have a friend that we use to be pretty close and could talk and just have fun together we slowly started drifting apart after she moved to Dallas, Texas. I live in plano so its miles from each other so we don't really see each other anymore. We stopped talking for about 6 months, and now she's calling me non-stop, I haven't had the time to answer her calls but she finally caught me. And the only reason she called me was to get me to buy her something for her new apartment warming party. The first thing that was said was how I could find out what she wanted on bed bath and beyond then she said and make sure you come to the party. I mean this is the fourth time she's done this but the last three were of course from other things. And I'm just really sick of it I feel like she only calls me when she wants me to buy her something. I really don't know what to do apart of me wants to hold on to our so called friendship but another part is like forget that using bi***. I like listening to the Dallas news in the morning and heard about 2 apts. that blew up because of a meth lab 5 years ago. Nobody was killed because the next apartment over was vacant. When one of the makers got out of prison, they started right back up this time blowing up a duplex in which the other side was inhabited by a family with 2 kids who got 3rd degree burns. Don't you think that could have been avoided if they had to advertise that they were "offenders"? I am asking about this because I got an email from my aunt and my 18 yr. old cousin went to trial earlier this week and has to register as a sex offender for the rest of his life because his 16 (17 next month) girlfriend's mother got pissed at him for bringing his daughter home late and reported him a few months ago for statitory rape. He hasn't been sentenced, but he will likely have jail time or serious probation. It just gets me angry when I think about the varying degrees of criminal and who they make advertise what they did wrong. ...............  more

Open Question: im gonna run away. back to my home town. how should i do it?

this will include driving over 1800 miles, from Dallas Texas to Sac California(not those towns, im using relative location to show the area i live in and my home town is in) i need to know how much money it will take, i need to know when i should do it im 16 and a half, i am figuring ill have the money to do it by the time im 17 but the longest im gonna stay here is till im 18 but i don't know if i can do that! i should be driving something around the likes of a Toyota 4runner so figure the money for a car with that mpg, i do not plan on living with my dad when i go home(my parents are not divorced, my mom got a job here and my dad is working there still, and plus my brother lives there still so hes living with him[hes 18])i plan to either live with family(grandparents, aunt uncle) or find a place of my own. don't say to just talk it out with my mom and dad cause they will never let me, i tried to talk to them many times and they wont listen, my mom even acted like i had a choice then when it came time she forced me to come with her. and lastly i need to know whether i should leave a note, tell my mom one day while we are both at the apartment, leave the house after shes at work and call her and say goodbye as im leaving the state or maybe the county. so lets recap, i need to know how much money it will take, when i should do it, how i should let my mom know im doing it and how should i do it?  more

this is a long story, so if you dont want to hear, please move on, and if you continue reading thanks so much. I have 2 brothers,and 1 sister, we are all grown, we were raised by my mom, as a single mother, who struggled plenty on supporting us. Again, we are now all grown, my sister o/o/t.She came this weekend for a visit. well, our dad came back to dallas a little over 10 years ago from michigan, since then he's been a great father.As kids we were told, and we understand as i do remember an incident in witnessing him coming home one night drunk and them fighting, the cops were called. Anyway,i remember that,so i believe her, i also know that he beated her/cheated on her/abused her/ and paid only 300 child support for his three kids, my youngest brother isnt his. His father wasnt around either. When my dad came back we were still in highschool, he bought us all our first cars, and it became routine for us to spend Monday evenings (his day off) with him for dinner.To this day we do that. It wasnt long before our mother would get upset with us saying 'yall love him more' yall dont love me' yall treat him like this and that' and yall treat me like 'shit'. My dad trys to be civil, he hasnt drunken alcohol in over 8 years now.He is the adult between the two of them.She has childish ways. I also have a 3 year old daughter,(and raising her single). My mom watched her for me the first 2 years of my daughters life so i could work. I appreciate her for this, however she let my daughter get away with EVERYTHING, and eat EVERYTHING/ANYTHING, whenever she wanted, and I didnt like that, I would talk to her about it, she would say 'okay it wont happen again' and i would find out that it of course would. how annoying is that? My mother also has a few 'conditions' she has fibromayalgia,and cervical syndrome/ and she also suffers from depression/attention. anyway, yesterday we were at my dads, having dinner and my sister wanted me to post these pics of hers onto photobucket.I was in the process and had a question about something, she guided me thru it . before then my mom was online trying to sign on to her facebook. Well EVERY time she signs on, we go thru the same 'whats my password' and ' i dont remember using my email to sign on', steps, EVERY SINGLE TIME. then she 'cant remember her password' yesterday it ended in 58 and she was saying 59. anyway, when my sister helped me she says 'you see, why when yall hellp one another yall speak to each other all calm, but let it be me and yall snap at me. My sister tells her 'this is beckys first time doing this' we go thru what we go thru with you everytime. then she says 'yall talk to me like im one of your friends' yall dont respect me.. becky you try to be so strict with your daughter and make her follow these rules, but your the exact opposite to me.. you dont respect me.. you dont love me, she goes outside, and we leave, while in the car my sister is trying to talk to her to find out or talk about the problem, my mom is breathing all heavy, hyperventaliating, yelling, crying, saying the whole family looks down on her, she brings up not being thanked at the baby shower, then again how i dont love her, and how she thinks we have something against her for being a single mother.. My daughter is sitting there saying 'grandma whats wrong.. over and over, and my mom doesnt answer. It was a long ride home, long and unwanted by me. My sister drops me off at home, and she takes my mom home. But the bottom line is, my mom is sick, shes always ever since i can remember been a pill popper. She acts like a child in need of attention, and yes, maybe i do resent the fact that she raised us the way she did. Gosh, it was hell, we never had a 'home' of our own, and even if, for the few months that just maybe we could get into an apartment, it was a 2 bedroom for a five family, and at times, she would have some other lady living there with all her kids. Always just staying with family members, getting hand me downs for clothes. all thru school we were never 'encouraged' to join activities. Seriously, her expectation for us was to 'graduate' from highschool. thats it. it sucks. okay i said it. I have never talked about this to any of my brothers or sister. But i do have that agianst her.. if you cant take care of one child, why have more? If my dad was sooo bad and treated her the way he did with her first kid, why then, did she have me with him, then my brother? I dont get it. I believe her stories, but i think she could have done something to prevent some of the crap we went thru. I know what it feels like to have a kid by a man you love and 'think' he loves you back only to be used,/hurt and abused. But I learned my lesson.. I have one daughter to raise and hope and pray everyday that im doing the best I can for her. I want more for her than I really dont think i should apologize for something i didnt do.. or am i just a heartless b?  more

Ive found many lists of Dallas apartments that accepts section 8 but IDK which ones are nice housing in nice areas, I couldn't find websites of many of the apartments, which lead me to believe that they are probably not good areas. Could someone provide a list of the nice section 8 housing please, Im also interested in renting a 2 bedroom house in a nice area as well. Resolved Question: Cloth Diaper Laundry Service Dallas?

I am considering switching from disposable diapers to cloth diapers for my 5 month old daughter. I bought tons of cloth diapers for her before she was born and they were too big for her when she was first born. The apartment that I live in now has a laundromat that is a bit out of the way and it's always busy. I'm thinking that it might be a headache for me to try to launder the diapers myself. I was wondering how the cloth diaper laundering services work and how much they typically cost? Is there anyone in the Dallas area that has used one before and would recommend a business? I just seem to be having a hard time researching this stuff because the businesses that I have found are either out of business or they don't have a website that I could find any information on.  more

My boyfriend has a younger brother who is 22 and has a very low IQ, bordering mental retardation. He has been diagnosed with bipolar disorder, asperger's syndrome, and turrets. He is afraid to work and has only had one job in the past, which he got fired from. He lives at home with his dad, and desperately needs to be able to support himself, since his father is planning on selling his house and "kicking him out." He needs to be able to live on his own in a place where he can be attended to, since he does have special needs. Are there any communities or apartment complexes like this in Texas? and if so, how do you qualify to live there, and is there financial support available?  more

Resolved Question: What does my dream mean?

I'm hoping that people who've studied dreams, or know a little bit about them are going to answer this. Please no stupid responses. The other night I had a dream that I was going to die. Now I've read that they can sometimes mean a life changing event. Whether that means job change, job loss, relationship change or loss, etc. But I haven't really heard my type of dream mentioned. It's still kind of freaking me out, and I'm hoping to get answers. Here was the dream: I was sitting in a classroom with a bunch of people that I did not know. I don't really remember who was at the desk but I vividly remember God or Jesus. The people were passing around a box which contained peoples names. They told me that it contained the names of people that were going to die/not die this year. The names in RED meant that you were going to die this year, the names in GREEN meant that you were going to live. They were passing the box around and someone pulled out a name which they thought was me. My name is James, but the last name was different...it was GREEN. They were like you're safe James. I corrected him and told him that the last name wasn't mine. The box continued to go around, names were being pulled, I pulled out a name, it kept going around, then a girl that somehow knew me pulled my name. She looked at me and I'm so sorry, then showed me that it was RED. It said I was going to die this year on September 26th. That's all I remember. Now to go back to what I've originally read about these types of dreams...this is what's happened to me in the past year. I just had a L5/S1 spinal fusion done in December of 09'. 6 screws and a spacer. I was engaged to be married just less than 3 weeks ago, we split up and she drained my checking account. She took all my furniture and left me with nothing. I moved back to Dallas, TX where I've been working for the past 2 1/2 years. I am trying to enlist into the Navy for the Navy Seals, but am having problems because of my back surgery. They don't know if they are going to let me go, for anything, let alone Seals. My dad is about to retire, and I'm about to quit my job. I work for the same company my dad does and he's my boss. I currently am living out of a hotel that my employer pays for (We all stay here). When the jobs done, i have to go back to Pittsburgh where the office is at. I have no apartment, no place to live (I lived with my ex), no furniture, just a car. I'm thinking about staying in Dallas or moving to South Carolina, but don't know what I'm doing for a job. So I don't know how this can be job related. Relationship related, I just met a girl down in Dallas who I've been hanging out with, but I am definitely not ready for a relationship..so I don't know how this can be relationship related. Hello, So I was suppose to go off to college this last Friday in New York, but because of financial problems my family was unable to afford it, or get a loan. So I am now attending a university in Dallas, Texas and living with my parents. Since I have turned eighteen I have had more and more issues with my mother and I am not sure I can live with her anymore. Not because her rules are too strict or she's too involved she is just constantly yelling at me about something and frankly I am sick of it. She keeps telling me to move out and I am starting to consider it. I wouldn't move into an apartment because I need to save my money for college, but I would move in with a friends family. If I do move in with them I would no longer be a dependent of my parents correct? There for when I file for financial aid through another school this spring I would be considered independent correct? And there for I would be considered below the poverty line because I would only make about $150 a week. Is this assumption correct, or would I be better off just sticking it out at home and applying with my parents income again in the spring? Thank you.  more

Hi, my fiance and I are in the process of finding new jobs/apartment/life and were thinking about moving to Colorado. Currently, we are living in Dallas and desperately want to get out. I'll name the things we hate and like about Dallas so you can get an idea of the things we are looking for in a new home : Love: 1) Energy during football/basketball games. Very sports oriented 2) Pretty good economy and below average unemployment rates Hate: 1) Lack of good night life, very few bars and horrible dead downtown. 2) Lack of scenery. Buildings and highways get old very fast... 3) Lack of things to do! Seriously... our conversations on the weekends go something like this " So what do you want to do?" "Umm... we could go look at bestbuy again.... or go to the mall...." There isn't easy access to any good trails, no skiing, no snowboarding, no rockclimbing, good fishing is hours away, no ocean or beach, only one urban trail, camping spots are hours away, no hiking and no real backpacking opportunities. You get the jest. 4) Horrible weather. We have horrible hot humid summers with bugs and mosquitoes and mild winters. We had two feet of snow this year (very unusual) and the city shut down. 300,000 people lost electricity, restaurants shut down, stores and businesses shut down- it was ridiculous. 5) Very cosmopolitan and snobby. You won't have fun in this city unless you are rich and live in the nice area with nice cars and fancy homes. 6) Very conservative/close minded. So, based on my likes and dislikes does Denver seem like a place that might be a better fit? Keep in mind that we are not wealthy by any means so we need a place that isn't crazy expensive to live in. No kids for a while so school systems aren't an issue. Thanks!  more

While he is originally from Michigan and has been all over with the military, all I've ever known is NJ. Buildings and highways get old very fast... 3) Lack of things to do! Seriously... our conversations on the weekends go something like this " So what do you want to do?" "Umm... we could go look at bestbuy again.... or go to the mall...." There isn't easy access to any good trails, no skiing, no snowboarding, no rockclimbing, good fishing is hours away, no ocean or beach, only one urban trail, camping spots are hours away, no hiking and no real backpacking opportunities. You get the jest. 4) Horrible weather. We have horrible hot humid summers with bugs and mosquitoes and mild winters. We had two feet of snow this year (very unusual) and the city shut down. 300,000 people lost electricity, restaurants shut down, stores and businesses shut down- it was ridiculous. 5) Very cosmopolitan and snobby. You won't have fun in this city unless you are rich and live in the nice area with nice cars and fancy homes. 6) Very conservative/close minded. So, based on my likes and dislikes does Denver seem like a place that might be a better fit? Keep in mind that we are not wealthy by any means so we need a place that isn't crazy expensive to live in. No kids for a while so school systems aren't an issue. Thanks!  more

Hello, I have taken 12 months lease in an apartment in Dallas. I have seen the demo flat and signed the lease and later before moving the apartment, the actual flat is in a bad shape. its very old and lot of patches and the color of the walls is changed and rust everywhere and it didn't looked hygenic. According to my credit report I only have 2 apartments that are marked as unpaid. One apartment they jacked the price up from 750 to 900 so I left. The 2nd apartment was broken into and being alone with 3 children at the time I didn't feel safe so I left. So does anyone know of any realtors in Dallas who don't mind bad credit that will use your job as credit or anything of that nature. Just went through a divorce (yay!!) and I chose to let him keep the car I've been using because it's in his name and he said he needed it (went like: Hey what should we do with the car? He said: I need it, can I come get it. Me: when? Him: this summer. Me: That's fine.) and I have a new(er) car that I got for myself. I live in Dallas, TX. And I live in an one-bed room apartment (carpeted, not hardwood floor) with a patio. I would like to buy some plants to place in the apartment, not only for decoration, but also for refreshing the air when all the window is closed at night. These plants will be in the shade most of the time, I budget is 30-50 dollars for 1-2 plants in house. These plants need to be able to live in the shade over seasons without withering, yellowing, etc. These plants need to be hypoallergenic because I have allergy for pollen. Ok, me and my fiancee are still in high school, but I'm a senior and she's a junior. I'm graduating early in February and undergoing one year of junior college here in Hutchinson. By time I graduate Ju-co, she would've already graduated high school in 2012. I want to be an Architect in NYC and she wants to be either a teacher or an ER nurse and she just wants to follow me there and we're planning on moving there in the summertime of 2012. I'm hoping to either go to Cooper Union or Job Corps. We know that apartments over there are expensive, but then she told me we could start off in a hotel or a motel, then go from there...that, and we're applying for financial aid through FAFSA. HOWEVER, we want to get married in Dallas, TX in 2012 (we'd already be outta high school by then) and I'm having a hard time deciding between NYC and Dallas. Dallas, because it's closer to family and not as far away (we're from Hutchinson, KS...a suburb of Wichita...boring right?) and I know there are some schools for the both of us down there. Voting Question: Apt has mold, leaky bathroom ceiling and tenant rights for Tx?

The cealing vent of one of the bathrooms has been leaking for months. Mold has started to grow in the bathroom and the wood floor is becoming rotten behind the toilet. All the vents through out the apartment are now moldy. We've told them about the problem but they don't seem to care and take their sweet time with it. Also showed them the mold that was growing. Resolved Question: Will this end my bed bug problem for sure?

All right, so this started in my old apartment. I realized when I came back after being away for a month during the winter that I had bed bugs (I woke up the next morning and within 2 hours, a bunch of red mosquito-bite marks showed up. I found the bugs right after that). The exterminator treated them twice. They went away for three months and I started getting bitten again in May. I think they were coming from a neighboring apartment, as we also got ant and roach infestations coming from that same apartment. I was moving out for the summer, since I'm a college student, and the exterminator treated again. I'm moving back into a new apartment (and new apartment complex) this August with all of my old stuff, though I would much rather ditch my bed (Don't have the money to do that). When I move it back in, it will have been in storage at 80 degrees for 85 days, and the mattress and box spring along with most of the other fabric items have been stored in sealed plastic bags or boxes. I've seen research that suggests that they should be dead after being held at that temperature for that long. However, just to make sure they're really, REALLY dead, since I've spent this entire summer paranoid about things crawling on me while I was sleeping, I want to try heating things up. My apartment is in Dallas, and on the particular day I'm moving in, the average temperature is usually 95 degrees F. If I were to put my things into a moving van and then leave it in the sun for a few hours, would that cook the bugs? If you're not sure if that will cook them, will that at least heat the moving van up to about 120 degrees for at least half an hour? Anyone who's had bed bugs before, I'm sure you can sympathize with the paranoia and know why I want to make sure they are good and dead. Thanks for that. I guess my question is more, will it reach 120 degrees? Any time I search for that information, all I find is stuff like "an enclosed vehicle will get hot enough to kill your pet/child/elderly grandmother in minutes".  more

Ok, first I want to say this is a long story so I appreciate you taking the time to read it. I'm a 17 year old girl and about a month ago I met a 25 year old at work. We went back to his apartment (which, looking back on it now was a very DUMB thing to do) and he made me a drink. The drink had some alcohol in it, but I only had one, and I didn't even finish all of it. Within minutes he told me he wanted to show me something in his room. I followed him in there, and was already kind of dizzy. He playfully pushed me onto his bed and we started to make out. I think you can guess what happened next. I don't remember everything that happened, but I remember enough of it. It was very, very painful because I was a virgin. I just wanted it to be over with, but it was like I was paralyzed or something and I never told him to stop. It was hurting me really bad so I tried to push on his stomach and I remember him sort of pinning my hands down. It was hard to move and when it was over I felt really dirty and in pain. I tried to stand up but I was so dizzy and couldn't walk in a straight line. After he dropped me off that night I just went home and layed in bed. I was so shocked and confused...it's still hard to believe. But I feel like I made some bad choices by going back with him, and me being so naive thinking we would just watch a movie. My friend and I are looking for an apartment to move into in a month or so. It needs to be.. ***2-3bedrooms ***20mins or less from UT Arlington ***relatively nice looking ***all bills paid or somewhat ***No more than $1000mo. Can you guys give me any apartment names? Within the the next 18 months, me and my gurl plan to live together in the Dallas area. We're both under 19 at the moment FYI. I get that some people have higher expectations of apartments, and that sometimes managers post "anonymous" positive postings. which is better / more cost effective ? I am moving from Orlando, Florida, back to Dallas, Texas. I have a full bedroom worth of belongings... Clothes, Shoes, Books, a vanity desk (these items i want to send ahead of me) The following items I can bring with me in my car . . Toiletries, Full Length Mirror, a desk that I can break down. filing cabinet, and a couple of plastic bins. I do not prefer to rent uhaul equipment, because (1) my car isnt designed to haul (2) it would be a permanent change to my car to have a tow mount installed if I only plan to use it this once. Again, I don't have a full apartment worth of stuff, just too much stuff to make one trip in my car. So in your experience, which is most cost effective, shipping through a company like FedEx, UPS etc, or should I pay a moving company to move these items from orlando to dallas ?  more
